The Real Estate, Development, Land Use and Financing Department at Holme Roberts & Owen LLP (HRO) includes a number of lawyers who provide a wide variety of services in all of our regional offices. Real Estate Lending
We have extensive experience in a wide variety of commercial lending transactions including permanent construction, mezzanine and similar financing structures. As outside counsel to several of the region's largest banks, we are the leading real estate lending firm in the Rocky Mountain area. Our real estate lawyers also serve many out-of state lenders on a local-counsel basis, addressing their real estate portfolios in this region.
Development and Land Use
We have in-depth experience in all areas of development including land use and planning, zoning, and residential and commercial covenant controlled communities. We act as counsel to many companies seeking to develop land for retail, industrial, commercial and residential use. Lawyers from varied practice disciplines form an interdisciplinary team to assist clients in addressing the legal issues surrounding land use and public law. Our attorneys offer experience in land use planning, development, conservation, municipal government, working with local, state and federal government officials and agencies, finance and environmental and natural resources matters. Golf Course, Resort and Community Development
We serve owners, developers and operators of golf courses, resort projects and hotels nationwide and abroad, including acting as general counsel for many years to the nation's largest independent owner and operator of hotels and resorts. Our experience encompasses all aspects of acquisition, development, management and financing for a variety of golf and resort related projects. In the Rocky Mountain region, we have represented the developers and owners of projects at many of the major ski resorts in Colorado, and we have represented the owner or lender of every major hotel in downtown Denver. Master Planned Communities
We have extensive depth in master planned communities, including land use, development and documentation of zoning, property acquisition, strategy, entitlements, development and overall structuring of the community. Further, we have advised clients on construction of infrastructure improvements and performed title and survey due diligence. Our team also has formed home owner associations and sub-associations and drafted all formation and operations documents. We plan for and execute the transition from declarant to owner and member control of the association and recreational facilities. Acquisition, Ownership and Management
Our team of real estate attorneys has a great wealth of experience to provide legal advice for our clients. They navigate agilely through even the most complicated aspects of the acquisition, the ownership, and management of all types of commercial real estate throughout the United States, providing advice on a variety of ownership structures, insuring tax beneficial positions, leasing, and property management.
Gaming Resorts
Since limited stakes gambling was legalized in Colorado for the communities of Central City, Black Hawk and Cripple Creek, the firm has represented property sellers, lenders and investors and casino owners and developers in this burgeoning industry.
Loan Workouts and Restructuring
We have substantial experience in all aspects of loan workouts and restructures, foreclosures, receiverships and bankruptcies. Our workout group combines the skills and knowledge of a number of attorneys from several different practice areas. We have participated in transactions involving all types of collateral, including office buildings, multi-family residential, resorts, hotel, development and retail property.
